BOARD MEETING MINUTES

Also Present: Paul Valyo, Community Management & Construction, Inc.
President Vince Maida stated there is a quorum of Board Members present and opened the March 9, 2016 Board Meeting at 7:00 pm.
MINUTES – The Board reviewed the Minutes from the February 10, 2016 Board Meeting. Mr. Hiltunen made a motion to approve the Minutes from the February 10, 2016 Board Meeting as written. Mrs. Smith seconded this motion and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed the March 2, 2016 Delinquency Report. Several delinquent accounts were discussed.
Lot 186 – The Board approved sending the owner a notice/reminder regarding the payment plan that was agreed upon but not being met by the homeowner.
Lot 104 – Mrs. Smith made a motion to give the association attorney authority to collect this delinquent account through contact with the mortgage holder on the property, if possible and if necessary (there is a reverse mortgage recorded against the property). Mrs. Esola seconded and this motion was unanimously approved by the Board.
The Board then reviewed the February 2016 Balance Sheet and Income and Expense Report. Mr. Valyo stated the Association is in good and stable financial condition.
22560 SAWFISH TERRACE – DRIVEWAY WIDENING – The owner of 22560 Sawfish Terrace was present at the Board Meeting and addressed the Board regarding his driveway widening modification request that was denied. The Board Members discussed this matter. The Board Members approved the driveway widening with the condition that shrubs are planted on the south side of the concrete driveway.
JAFFE – 22552 SAWFISH TERRACE PROPERTY VIOLATIONS - Mr. Valyo informed the Board that the property looks better than is has in the past.
HYPPOLITE – 22476 SWORDFISH DRIVE – VEHICLE REPAIRS – Mr. Valyo informed the Board that this property is at the final stage of mortgage foreclosure.
ORTEGA – 22664 SEA BASS DRIVE – POOL AND FENCE INSTALLATION AND HEDGE REMOVAL- Mr. Valyo explained to the Board that the homeowner submitted a request to install a swimming pool in her rear/side yard. This request was approved with the condition that a wooden shadow box fence be installed. The owner has now submitted a fence installation request. The Board Members discussed this request and approved it with the following conditions: fence must be installed 4 feet inside/away from the public sidewalk and the fence installation must be completed by October of 2016.
WEBSITE – Nothing new to report.
OLD BUSINESS AND NEW BUSINESS – Mrs. Smith requested management to check on the status of the foreclosure sale at 22544 Sea Bass Drive. Mr. Valyo will check and report to the Board at the April Board Meeting.
Mr. Hiltunen asked if the Board would be interested in a presentation from a Florida Community Bank representative to discuss the interest rates and services that the bank can offer to the Ashley Park Homeowner’s Association. The Board Members agreed to review the information presented by the Florida Community Bank Representative.
Mr. Salmon informed the Board that Republic Services of Palm Beach had stained the asphalt road surfaces of Grouper Court and Sea Bass Drive during a recent trash collection. Management will contact Republic Services and request the cleaning of these streets.
The Board Members discussed various property maintenance issues in Ashley Park.
Mrs. Smith requested management to check the fence on the community easement by her house - it is in need of repair.
Mrs. Smith made a motion to adjourn the Board Meeting at 8:02 pm. The motion was seconded by Mr. Salmon and unanimously approved by the Board.
