BOARD MEETING MINUTES

SEPTEMBER 11, 2019

Board Members Present:​Daniel Lindblom, Michael McKay, Stacy Puleo & Jeff Wasylowsky

Board Members Absent:​Diane Esola

Also Present:​Paul Valyo, Community Management & Construction, Inc.

Daniel Lindblom stated there is a quorum of Board Members present and opened the September 11, 2019 Board Meeting at 7:00 pm.

MINUTES – The Board reviewed the Minutes from the August 14, 2019 Board Meeting. Mr. Lindblom made a motion to approve the Minutes from the August 14, 2019 Board Meeting as written. Mr. Wasylowsky seconded this motion and it was unanimously approved by the Board.

FINANCIAL - The Board reviewed the August 31, 2019 Delinquency Report. The followingdelinquent accounts were discussed:

Maldonado – This account will be monitored.

Hyppolite – The homeowner filed for Chapter 13 bankruptcy. There is nothing the association can do on this account at this time. The majority of the delinquent amount is maintenance violation fines. Foreclosure remains pending.

Edwards – Claim of lien recorded.

Grant – Mortgage foreclosure sale date was scheduled for September 5, 2019. There will be a new owner of this property – most likely the foreclosing mortgage company.

The Board reviewed the August 2019 Balance Sheet and Income and Expense Report. Mr. Valyo informed the Board of the total amounts in the Operating Account, the Excess Operating Account, the Capital Improvement Account and the Reserve Account. Mr. Valyo also stated that expenses are under budget through the month of August 2019. Mr. Valyo then stated the Association is in good and stable financial condition.

VINCE MAIDA PARK CAPITAL IMPROVEMENT PROJECT – The Board Members discussed the “permit running fee” to Rocky Crete to obtain a Palm Beach County Building Department permit for the proposed concrete walkway at Vince Maida Park, payment terms and a time frame for the completion of the project.

Mr. McKay made a motion to discuss the permit running fee with Rocky Crete and attempt to have them agree to $250.00 -$300.00 (not to exceed $500.00), a completion frame not to exceed 60 days and to change payment terms beginning with a deposit payment of 33% of the cost, another 33% payment at 50% completion and the remaining 33% at the completion of the project. Mr. Lindblom seconded this motion and it was unanimously approved by the Board.

MANAGEMENT

VINCE MAIDA PARK SOUTH FENCE – ATV’S – Mr. Bouras informed the Board that management received numerous complaints about ATVs and motorbikes in Vince Maida Park and on the Hillsboro Canal dike. PBCSO deputies will be proactively monitoring the area where ATVs are seen.

INSURANCE POLICIES RENEWAL – The Board Members discussed the various association insurance policies and the increase of the insurance renewal premium. Mrs. Puleo made a motion to approve the insurance coverage as presented excluding wind storm coverage. Mr. Lindblom seconded this motion and it was unanimously approved by the Board.

LEASE INFORMATION UPDATE – Nothing new to discuss.

WEBSITE – Nothing new to discuss.

OLD BUSINESS AND NEW BUSINESS – The Board Members approved using Steve Rice,CPA to prepare the 2019 association financials statements and federal tax return for the sum of $1,250.

Mr. Lindblom made a motion to adjourn the Board Meeting at 7:43 pm. The motion was seconded by Mr. Wasylowsky and unanimously approved by the Board.
