BOARD MEETING MINUTES
APRIL 12, 2023
Board Members Present:Daniel Lindblom, Brian McGuinn, Jeff Wasylowsky, Yulia Balyberdina & Stacy Puleo
Board Members Absent:None
Also Present:Jim Bouras, Community Management & Construction, Inc.
Daniel Lindblom stated there is a quorum of Board Members present and opened the March 8, 2023, Board Meeting at 7:00 pm. There were 3 homeowners present.
MINUTES – The Board reviewed the Minutes from the March 8, 2023, Board Meeting.
Mr. McGuinn made a motion to approve the Minutes from the March 8, 2023, Board Meeting as written. Mr. Lindblom seconded this motion, and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed the March 31, 2023, Delinquency Report. There are nodelinquent accounts at this time.
The March 2023 Balance Sheet and Income and Expense Report was reviewed by the Board Members. The association is in good shape financially; expenses are under budget.
MANAGEMENT
INSTALL COLEUS PLANTS IN FRONT OF ENTRANCE SIGNS UPDATE – The Board Members discussed this matter and decided not to make any changes. The Board also discussed the letter “A” on the sign that is not lit.
NEW BASKETBALL COURT TRASH CAN UPDATE – Mr. Bouras informed the Board that the trash can was installed at the basketball court.
BASKETBALL COURT CLEANING UPDATE – Mr. Bouras informed the Board the basketballcourt was pressure washed.
PROPERTY INSPECTION REPORT – Nothing to discuss.
RENTAL INFORMATION – Nothing to discuss.
WEBSITE – Nothing to discuss.
CAPITAL IMPROVEMENT COMMITTEE
DISCUSS PROPOSED PARK BENCHES AND RUBBER OR PAVER GROUND COVERUNDER THEM – Mrs. Balyberdina suggested using bonded rubber mulch for the ground cover under the park benches and presented to the Board’s review several pictures showing proposed designs. The Board will review the pricing and will decide on this ground cover after that.
OLD BUSINESS AND NEW BUSINESS – Mr. Lindblom addressed the Board regarding the waterfeature at the south entrance (west side) to Boca Falls where invasive vegetation accumulated due to lack of maintenance. Boca Falls does not want to correct this and requested Bay Winds to take care of this issue since the water to the fountain is being pumped from the Bay Winds Lake. Mr. Lindblom explained that this water feature is not on the Bay Winds property and Bay Winds should not be responsible for its maintenance.
Mr. Lindblom also addressed the Board regarding a new rental application that was received with the lease term of 18 months. The Board Members discussed this matter and agreed to approve the 18-month lease subject to re-approval after the first 12 months.
The meeting was adjourned at 7:30 pm.
