ASHLEY PARK HOMEOWNER’S ASSOCIATION, INC.

BOARD MEETING MINUTES

April 10, 2024




Board Members Present: Daniel Lindblom, Jeff Wasylowsky, Brian McGuinn, Stacy Puleo and Yulia Balyberdina


Board Members Absent: None


Also Present: Jim Bouras, Community Management & Construction, Inc.



Daniel Lindblom stated there is a quorum of Board Members present and opened the April 10, 2024, Board Meeting at 7:00 pm. There were 3 homeowners present.


MINUTES – The Board reviewed the Minutes from the February 14, 2024, Board Meeting. 

Mr. Lindblom made a motion to approve the Minutes from February 14, 2024, Board Meeting as written. Mrs. Puleo seconded this motion, and it was unanimously approved by the Board.


FINANCIAL - The Board reviewed March 31, 2024, Delinquency Report. There are no notable delinquent accounts that need to be discussed.

The Board reviewed the February 2024 Balance Sheet and Income and Expense reports. Mr. Bouras informed the Board that Ashley Park is in good financial position, expenses are on budget.


OLD BUSINESS AND NEW BUSINESS

 

WEBSITE Nothing to discuss.


CAPITAL IMPROVEMENT COMMITTEE

PARK BENCH INSTALLATIONS COST AND QUOTES – The Board Members reviewed and discussed the cost estimate for the installation of 2 park benches, building the 2 pathways to the benches and installation of red mulch in both areas. 

Mrs. Puleo made a motion to approve the Park Benches Project expenses including installation of a weed barrier with the total expense not to exceed $4,000. Mr. McGuinn seconded this motion, and it was unanimously approved by the Board.


MANAGEMENT


TENNIS COURTS RESURFACING QUOTES – The Board reviewed and discussed presented proposals from Armor Courts and Fast Dry Courts. Management was instructed to collect additional quotes for the Board’s review. 

Mr. Lindblom made a motion to conditionally approve the Armor Courts proposal pending the review of the two additional quotes. Mr. McGuinn seconded this motion, and it was unanimously approved by the Board.


MANGO TREES PLANTED BY HOMEOWNER IN VINCE MAIDA PARK WITHOUT HOA APPROVAL UPDATE – Mr. Bouras informed the Board that Mango trees were removed from the common area, but the owner moved them into their rear yard without the ACC approval. A violation letter was sent to the homeowner requesting to remove the trees or submit a modification request for the ACC review.


AMENITIES APPRAISAL QUOTE FOR INSURANCE PURPOSES  - Mrs. Puleo made a motion to approve an appraiser onsite inspection quote for $275.00. Mr. Lindblom seconded, and the motion was unanimously approved by the Board.


PROPERTY INSPECTION REPORT – Nothing to discuss.


RENTAL INFORMATION REPORT – Nothing to discuss.



The meeting was adjourned at 7:35 pm.
