ASHLEY PARK HOMEOWNER’S ASSOCIATION, INC.

BOARD MEETING MINUTES

AUGUST 13, 2025, AT 7 P.M.

Board Members Present: Daniel Lindblom, Brian McGuinn, Stacy Puleo and Jeff Wasylowsky

Board Members Absent: Yulia Balyberdina

Also Present:            Jim Bouras, Grant Property Management

Daniel Lindblom stated there is a quorum of Board Members present and opened August 13, 2025, Board Meeting at 7:00 pm. There were three (3) homeowners present.

MINUTES – The Board reviewed the Minutes from June 11, 2025, Board Meeting.

Mr. Lindblom made a motion to approve the Minutes from June 11, 2025, Board Meeting as written. Mrs. Puleo seconded this motion, and it was unanimously approved by the Board.

FINANCIAL

REVIEW DELINQUENCY REPORT AS OF AUGUST 8, 2025 - The Board reviewed and discussed August 8, 2025, Delinquency Report.

REVIEW JUNE 2025 BALANCE SHEET AND INCOME AND EXPENSE REPORTS - The Board reviewed the June 2025 Balance Sheet and Income and Expense reports. Mr. Bouras informed the Board that Ashley Park is in stable financial condition, and expenses currently are under budget. Mrs. Puleo suggested adding the holiday lights expense line item to next year’s budget.

OLD BUSINESS AND NEW BUSINESS

FICUS BUSH REPLACEMENT ON BW EASEMENT BEHIND SOME PROPERTIES ON BLUE FIN TRAIL – Mr. Bouras informed the board that Ficus bushes will be removed and replaced on BW easement behind some of the homes on Blue Fin Trail. Management was instructed to notify the homeowner who will be affected by this work.

WEBSITE – Nothing to discuss.

CAPITAL IMPROVEMENT COMMITTEE

GRILL, TABLE, AND BIKE RACKS INSTALLATION UPDATE – Grill, table and bike racks were installed in the park. Mr. Bouras informed the board that one of the homeowners asked to move the picnic table further away from their Waters Edge Enclave home due to the possibility of noise. The board discussed this matter and agreed to monitor this situation and address it if there will be actual noise nuisance complaints.

Mr. McGuinn suggested installation of the benches at the Ashley Park tennis court. The board is not opposed to this idea. Mr. McGuinn will research and present the tennis court benches options for the board’s review.

The meeting was adjourned at 7:18 pm.
