BOARD MEETING MINUTES
AUGUST 11, 2021
Board Members Present: Daniel Lindblom, Jeff Wasylowsky, Brian McGuinn, Stacy Puleo and Diane Esola
Board Members Absent: None
Also Present: Jim Bouras, Community Management & Construction, Inc.
Daniel Lindblom stated there is a quorum of Board Members present via audio conference call and opened the August 11, 2021, Virtual Board Meeting at 7:00 pm. There were 2 homeowners present.
MINUTES – The Board reviewed the Minutes from the June 9, 2021, Board Meeting.
Mr. Wasylowsky made a motion to approve the Minutes from the June 9, 2021, Board Meeting as written. Mrs. Esola seconded this motion, and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed the August 4, 2021, Delinquency Report. One delinquent account was discussed.
#85 – Making payments.
The Board reviewed the June 2021 Balance Sheet and Income and Expense Report. Mr. Bouras stated the Association is in good and stable financial condition.
MANAGEMENT
PROPERTY INSPECTION REPORT – Property inspection report will be provided to the Board Members via email on Thursday, August 12.
RENTAL INFORMATION – Nothing new to discuss.
WEBSITE – Nothing new to discuss.
CAPITAL IMPROVEMENT COMMITTEE
INSTALLATION OF THE NEW PLAYGROUND – The new playground installation is completed, and the Board Members are satisfied with the outcome. The Board Members agreed to get an estimate to paint the existing swing set with a color that matches the new playground equipment in the near future.
Mr. Wasylowsky made a motion to approve the release of the final payment for the playground installation after passing the final county inspection. Mr. Lindblom seconded this motion, and it was unanimously approved by the Board.
OLD BUSINESS AND NEW BUSINESS
Mr. Lindblom stated that the Board is aware of the situation where numerous homeowners in Ashley Park were cited by Palm Beach County for staining their driveway apron.
Mr. McGuinn addressed the Board regarding landscape maintenance at the community park – weeds are growing under picnic table and benches and mulch needs to be installed. CMC will spray weeds and will prepare an estimate for mulch installation under picnic table, benches and around palm trees where necessary.
Mr. Lindblom made a motion to adjourn the Board Meeting at 7:16 pm. The motion was seconded by Mrs. Esola and unanimously approved by the Board.
