ANNUAL MEMBERSHIP AND BOARD MEETING MINUTES
DECEMBER 13, 2023
Board Members Present: Daniel Lindblom, Jeff Wasylowsky, Brian McGuinn, Yulia Balyberdina and Stacy Puleo
Board Members Absent: None
Also Present: Jim Bouras, Community Management & Construction, Inc.
Daniel Lindblom stated that there are not enough proxies and members in attendance to open the Annual Membership meeting. The Association By-Laws require that at least 20% of the membership (57) be present in person or by proxy to open the annual meeting. Only 16 proxies were received, therefore the Annual Meeting cannot be held.
Daniel Lindblom stated there is a quorum of Board Members present and opened the December 13, 2023, Board Meeting at 7:01 pm. There were 2 homeowners present.
Mr. McGuinn made a motion to keep the same Board Members in 2024 as in the year 2023. Mrs. Puleo seconded this motion, and it was unanimously approved by the Board. There were only five Board Member Candidate Registrations received by Management for five Board Member positions.
Mr. Lindblom made a motion to keep the same association officers in 2024 as in 2023. Mr. Wasylowsky seconded this motion, and it was unanimously approved by the Board.
MINUTES – The Board reviewed the Minutes from the November 8, 2023, Board Meeting.
Mr. Wasylowsky made a motion to approve the Minutes from the November 8, 2023, Board Meeting as written. Mr. Lindblom seconded this motion, and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed December 5, 2023, Delinquency Report. There are no notable delinquent accounts currently.
The November 2023 Balance Sheet and the Income and Expense Report were reviewed by the Board Members. The association is in good shape financially with expenses under budget.
OLD BUSINESS AND NEW BUSINESS
Mr. Lindblom made a motion to repair the GFI and replace the outlet cover at the Ashley Park entrance sign/monument. Mr. McGuinn seconded, and the motion passed unanimously.
Mr. Wasylowsky nominated Daniel Lindblom to represent Ashley Park as a Baywinds (BW) Director. Mrs. Puleo seconded the motion, and it was approved unanimously.
WEBSITE – Nothing to discuss.
CAPITAL IMPROVEMENT COMMITTEE - Nothing to discuss.
PLAYGROUND WOOD CHIPS AND PERIMETER BORDER – Mr. Bouras updated the Board on the status of the installation of the playground woods chips and perimeter border.
SWING SET STRUCTURE PAINT SANDBLASTING – This project is complete.
PROPERTY INSPECTION REPORT – Nothing to discuss.
RENTAL INFORMATION – Nothing to discuss.
