BOARD MEETING MINUTES
FEBRUARY 10, 2016
Board Members Present: Vince Maida, Jason Salmon, Mary Smith, Charles Hiltunen
Board Members Absent: Diane Esola
Also Present: Paul Valyo and James Bouras, Community Management & Construction, Inc.
President Vince Maida stated there is a quorum of Board Members present and opened the February10, 2016 Board Meeting at 7:00 pm.
MINUTES – The Board reviewed the Minutes from the January 13, 2016 Annual Meeting. Mr. Hiltunen made a motion to approve the Minutes from the January 13, 2016 Annual Meeting as written. Mrs. Smith seconded this motion and it was unanimously approved by the Board.

FINANCIAL - The Board reviewed the February 5, 2016 Delinquency Report. Several delinquent accounts were discussed by the Board. Mr. Valyo suggested not beginning any association foreclosures at this time.
The Board then reviewed the January 2016 Balance Sheet and Income and Expense Report. Mr. Valyo stated the Association is in good financial condition. Mr. Jason questioned the security expense budget of $30,500 in the Ashley Park annual budget and expressed his concern about the necessity of this expense and suggested the possible elimination of this service. Mr. Maida and Mrs. Smith answered that the presence of the Palm Beach County Deputies patrolling the community has made a big difference making Ashley Park a safer and more secure community.
KING – 22560 SAWFISH TERRACE – DRIVEWAY WIDENING – The owners of 22560 Sawfish Terrace - Mr. and Mrs. King were present at the Meeting and addressed the Board regarding their driveway extension that was completed without prior Architectural Control Committee approval. The Board Members discussed this matter. The Board Members instructed Mr. and Mrs. King to submit a Modification Request for their completed driveway extension for Architectural Control Committee review.
JAFFE – 22552 SAWFISH TERRACE PROPERTY VIOLATIONS - Mr. Valyo informed the Board that Rochelle Jaffe is failing to maintain her property again - the swimming pool and landscaping need proper and continual maintenance. The Board Members discussed this matter. Management was instructed to check the mortgage balance for this property and to send a
14-Day Hearing violation letter and abatement letter regarding the landscape maintenance and a 14-Day Hearing violation letter regarding the pool maintenance.
HYPPOLITE – 22476 SWORDFISH DRIVE – VEHICLE REPAIRS – Vince Maida, Mary Smith and Paul Valyo all reported they have not seen any vehicle repair activity being performed in the garage since the last Board Meeting in January.
WEBSITE – Nothing new to report.
OLD BUSINESS AND NEW BUSINESS – Mrs. Smith reported 3 unregistered vehicles parked at 22460 Sea Bass Drive. Management will send the appropriate violation notice.
Mr. Hiltunen requested the Ashley Park financial statements to be sent to him for review on a monthly basis.
Mrs. Smith reported there is a property on Swordfish Drive that has a blue tarp on the roof and has been there for some time already. Management will send the owner a violation notice.
The Board Members discussed various parking violations and maintenance violations in the community.
Mrs. Smith made a motion to adjourn the Board Meeting at 8:10 pm. The motion was seconded by Mr. Salmon and unanimously approved by the Board.
