BOARD MEETING MINUTES
JUNE 12, 2019
Board Members Present: Daniel Lindblom, Diane Esola & Jeff Wasylowsky
Board Members Absent: Michael McKay
Also Present: Paul Valyo & Jim Bouras, Community Management & Construction, Inc.
Daniel Lindblom stated there is a quorum of Board Members present and opened the June 12, 2019 Board Meeting at 7:00 pm.
MINUTES– The Board reviewed the Minutes from the May 8, 2019 Board Meeting. Mrs. Esola made a motion to approve the Minutes from the May 8, 2019 Board Meeting as written. Mr. Wasylowsky seconded this motion and it was unanimously approved by the Board.
GLORIA O’CONNER RESIGNED FROM THE BOARD OF DIRECTORS
REPLACEMENT NOMINATION– Mr. Lindblom made a motion to appoint Stacy Puleo as a new Board Member to fill the vacancy and term remaining of Gloria O’Conner. Mrs. Esola seconded this motion and it was unanimously approved by the Board.
FINANCIAL- The Board reviewed the June 5, 2019 Delinquency Report. Several delinquent accounts were discussed.
#2 – This account will be monitored.
#25 – Property is in mortgage foreclosure. The homeowner filed for bankruptcy. There is nothing the association can do on this account at this time. Majority of the delinquent amount is maintenance violation fines.
#240 – This account will be monitored.
#242 – Mortgage foreclosure.
The Board reviewed the May 2019 Balance Sheet and Income and Expense Report. Mr. Valyo stated the Association is in good and stable financial condition.
MANAGEMENT
VINCE MAIDA PARK SOUTH FENCE REPAIR – The Board discussed this matter and approved the Mark Fencing proposal for $500 to remove the damaged/fallen fence.
WEST BOCA COMMUNITY COUNCIL– Mr. Valyo informed the Board that there is currently no Ashley Park representative for the West Boca Community Council and asked the Board if they would like to pay the $125 annual fee and become a community member.
The Board Members agreed to continue the current policy where the Bay Winds (master association) is the community member that represents Ashley Park, Boca Winds and Boca Falls.
LEASE INFORMATION UPDATE– Nothing new to discuss.
CAPITAL IMPROVEMENT COMMITTEE– Brian McGuinn and Irina Maracarelli updated the Board on the status of the Capital Improvement Committee project – the installation of a concrete walking trail in Vince Maida Park and beautification of the Park. The Board Members discussed possible private companies’ sponsorship and donations for this project. This discussion will be continued at the next Board Meeting.
WEBSITE– Mr. Lindblom informed the Board and Members in attendance that there is AT&T contact information posted on the Ashley Park Web Site for residents who experienced problems with the AT&T contractors installing fiber optic cable in the Neighborhood.
Bob Arrighetti addressed the Board regarding Emergency Preparedness and Emergency Management information that should be shared with the Ashley Park residents and can be posted on the Web Site. Bob Arrighetti offered his help and informed the Board that his experience in the field of emergency management would be helpful to the Ashley Park community.
OLD BUSINESS AND NEW BUSINESS– Mr. Lindblom made a motion to cancel the July Board Meeting. Mr. Wasylowsky seconded this motion and it was unanimously approved by the Board.
The owner of 22581 Sawfish Terrace addressed the Board regarding his request to keep the aluminum fence that he installed without prior approval and was denied by the Architectural Control Committee. The Board Members discussed this matter in length. The homeowner was requested to bring a sample of the fence material to the management office for the Board’s review at the next Board Meeting. The Board Members will also look at the existing fence as installed.
Mrs. Esola made a motion to adjourn the Board Meeting at 8:22 pm. The motion was seconded by Mr. Wasylowsky and unanimously approved by the Board.
