BOARD MEETING MINUTES
JUNE 12, 2024, AT 7 P.M.
Board Members Present: Stacy Puleo, Jeff Wasylowsky, Brian McGuinn, and Yulia Balyberdina
Board Members Absent: Daniel Lindblom
Also Present: Jim Bouras, Community Management & Construction, Inc.
Jeff Wasylowsky stated there is a quorum of Board Members present and opened the June 12, 2024, Board Meeting at 7:00 pm. There were 2 homeowners present.
MINUTES – The Board reviewed the Minutes from the May 8, 2024, Board Meeting.
Mr. McGuinn made a motion to approve the Minutes from May 8, 2024, Board Meeting as written. Mrs. Puleo seconded this motion, and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed the May 2024 Balance Sheet and Income and Expense reports. Mr. Bouras informed the Board that Ashley Park is in a stable financial condition, expenses are under budget.
OLD BUSINESS AND NEW BUSINESS
NEW MANAGEMENT COMPANY – Mr. Bouras informed the Board that CMC sold the Association management accounts to Grant Property Management. The new management company mailed the Resident Information Form to all the homeowners. It was suggested to post the information on the community web site.
WEBSITE – Nothing to discuss.
CAPITAL IMPROVEMENT COMMITTEE
PARK BENCH INSTALLATIONS UPDATE – The new benches and mulch were already installed, everything looks great.
The Board Members discussed the possibility of the fence installation around the basketball court.
The Board Members discussed the current wave of vehicle burglaries in the community and agreed to change the PBCSO patrol schedule to replace one of the day shifts with late night/early morning shift. Management was instructed to contact the PBCSO to check if they can accommodate this schedule change.
The Board Members discussed the 2024 Legislative updates for HOAs and approved contacting the association attorney to review the changes and to make sure that Ashley Park fining process is up to date with the new law.
Mr. McQuinn made a motion to approve engaging the association attorney in review of the current statute updates that will be affecting the association. Mrs. Puleo seconded this motion, and the motion was approved unanimously.
MANAGEMENT
TENNIS COURTS RESURFACING QUOTES STATUS – Resurfacing of the tennis courts is complete.
PROPERTY INSPECTION REPORT – Nothing to discuss.
RENTAL INFORMATION REPORT – Nothing to discuss.
