BOARD MEETING MINUTES
MAY 11, 2016
Board Members Present: Vince Maida, Diane Esola, Charles Hiltunen, Jason Salmon and Mary Smith
Board Members Absent: None
Also Present: Paul Valyo, Community Management & Construction, Inc.
President Vince Maida stated there is a quorum of Board Members present and opened the May 11, 2016 Board Meeting at 7:00 pm.
MINUTES – The Board reviewed the Minutes from the April 13, 2016 Board Meeting. Mr. Hiltunen made a motion to approve the Minutes from the April 13, 2016 Board Meeting as written. Mr. Salmon seconded this motion and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed the May 5, 2016 Delinquency Report. Several delinquent accounts were discussed.
The Board then reviewed the April 2016 Balance Sheet and Income and Expense Report. Mr. Valyo stated the Association is in good and stable financial condition, expenses are under budget at this time.
JAFFE – 22552 SAWFISH TERRACE - PROPERTY MAINTENANCE AND DELINQUENT ACCOUNT - Mr. Valyo informed the Board that the association attorney was not able to contact the reverse mortgage holder of this property regarding this delinquent account.
Mrs. Smith made a motion to approve sending this homeowner a copy of the association foreclosure lawsuit if it hasn’t previously been sent - if the foreclosure copy was already sent than start association foreclosure. Mr. Hiltunen seconded this motion and it was unanimously approved by the Board.
HYPPOLITE – 22476 SWORDFISH DRIVE – PENDING MORTGAGE FORECLOSURE – Mr. Valyo informed the Board that there is no new information on this property and it is still at the final stages of mortgage foreclosure.
WEBSITE – Mrs. Esola informed the Board that updated Board Meeting Minutes were posted on the Ashley Park Web Site.
OLD BUSINESS AND NEW BUSINESS – Mrs. Smith made a motion to cancel the July and August Board Meetings due to summer vacations. Mr. Salmon seconded this motion and it was unanimously approved by the Board.
There was a lengthy discussion regarding a rental application for 22576 Sawfish Terrace from the tenants who previously rented another property in Ashley Park. The Board Members decided to approve this rental application with the condition to provide the following documents:
1) State of Florida driver’s license for all prospective occupants; 2) State of Florida vehicle registration and Florida license plate for all vehicles of all prospective occupants; 3) proper information/identification needed to conduct a criminal background check of all prospective occupants. Management was instructed to send the owner of 22576 Sawfish Terrace a 14 day Hearing Letter requiring above mentioned documents to be provided to the association within 14 days from the date of the letter. Copies of this 14 day hearing letter should also be sent to the tenants and the realtor who was handling this rental. In the event that the requested documents will not be provided the association will begin fining the property owners $50.00 per day for 20 days.
Management was instructed to contact Code Enforcement regarding possible car sales activity at 22640 Sea Bass Drive. There are numerous (5 – 8) different vehicles constantly parked on driveway, street and sometimes rear yard of this property.
Mr. Hiltunen made a motion to adjourn the Board Meeting at 8:40 pm. The motion was seconded by Mrs. Esola and unanimously approved by the Board.
