BOARD MEETING MINUTES
May 8, 2024
Board Members Present: Daniel Lindblom, Jeff Wasylowsky, Brian McGuinn,
Board Members Absent: Stacy Puleo and Yulia Balyberdina
Also Present: Jim Bouras, Community Management & Construction, Inc.
Daniel Lindblom stated there is a quorum of Board Members present and opened the May 8, 2024, Board Meeting at 7:00 pm. There were 2 homeowners present.
MINUTES – The Board reviewed the Minutes from the April 10, 2024, Board Meeting.
Mr. McGuinn made a motion to approve the Minutes from April 10, 2024, Board Meeting as written. Mr. Lindblom seconded this motion, and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed March 31, 2024, Delinquency Report. There are no notable delinquent accounts that need to be discussed.
The Board reviewed the March 2024 Balance Sheet and Income and Expense reports. Mr. Bouras informed the Board that Ashley Park is in a stable financial position, expenses are under budget.
OLD BUSINESS AND NEW BUSINESS – The June 12, 2024, Board meeting Agenda will be sent to the Board on June 10th.
WEBSITE – Nothing to discuss.
CAPITAL IMPROVEMENT COMMITTEE
PARK BENCH INSTALLATIONS UPDATE – Mr. Bouras informed the Board that the new benches were already installed, mulch pathways will be installed within the next 2 weeks.
MANAGEMENT
TENNIS COURTS RESURFACING QUOTES STATUS – Mr. Lindblom made a motion to approve the Xtreme Services proposal for the tennis courts resurfacing in the amount of $19,680. Mr. McGuinn seconded this motion, and it was unanimously approved by the Board.
PROPERTY INSPECTION REPORT – Nothing to discuss.
RENTAL INFORMATION REPORT – Nothing to discuss.
The meeting was adjourned at 7:15 pm.
