BAY WINDS HOMEOWNERS’ ASSOCIATION, INC.
BOARD MEETING MINUTES
MAY 21, 2025
Board Members Present: Daniel Linblom, Jamie D'Albenzio, Jay Keller & Rick Stacy.
Board Members Absent: Joe Bilotti
Also Present: Jim Bouras, Grant Property Management
Mr. Stacy opened the May 21, 2025, Board Meeting at 7:00 pm and welcomed all Board
Members and Homeowner Members in attendance. There was one (1) Homeowner in attendance.
APPROVAL OF MEETING MINUTES – The board reviewed the meeting Minutes from the
March 19, 2025, Board meeting. Mr. Keller made a motion to approve March 19, 2025, Board
Meeting Minutes as written. Mrs. D’Albenzio seconded the motion, and the motion was
unanimously approved by the board.
FINANCIAL
REVIEW DELINQUENCY REPORTS AS OF MAY 14, 2025 - The board reviewed the
Delinquency Report as of May 14, 2025. There were no delinquent accounts that needed to be
discussed.
REVIEW APRIL 2025 BALANCE SHEET AND INCOME AND EXPENSE REPORTS – The
board reviewed the April 2025 Balance Sheet, and Income and Expense Report. Mr. Bouras
noted that the association is in good and stable financial condition. Expenses are currently under
budget.
COMMUNITY LAKES
LAKE INSPECTION UPDATE – Mr. Bouras updated the board on the condition of the lakes.
FISH STOCKING UPDATE – The lakes were stocked with Shiners. Large Mouth Bass will be
stocked in June.
NEW BUSINESS/OLD BUSINESS
21 FAILING MAGNOLIA TREES ON PALMETTO PR. RD. CENTER MEDIAN AND
QUOTES FROM CONTRACTORS TO REPLACE THEM – The board members discussed
failing Magnolia trees in the center median of Palmetto Park Road. The board reviewed and
discussed presented proposals for the Magnolis Trees removal and replacement with Japanese
Blueberry Trees. Mr. Keller suggested Satin Leaf trees as a replacement tree vs. the Japanese
Blueberry tree. Management will obtain quotes for Satin Leaf trees for the board to review in the
next meeting.
A motion was made and approved to adjourn the Board Meeting at 7:22 pm.
