ASHLEY PARK HOMEOWNER’S ASSOCIATION, INC.

BOARD MEETING MINUTES

NOVEMBER 9, 2022

Board Members Present:​Daniel Lindblom, Stacy Puleo, Jeff Wasylowsky & Yulia Balyberdina

Board Members Absent:​Brian McGuinn

Also Present:​Jim Bouras, Community Management & Construction, Inc.

Daniel Lindblom stated there is a quorum of Board Members present and opened the November 9, 2022, Board Meeting at 7:00pm. There were 2 homeowners present.

MINUTES – The Board reviewed the Minutes from the October 12, 2022, Board Meeting.

Mrs. Puleo made a motion to approve the Minutes from the October 12, 2022, Board Meeting as written. Mr. Lindblomseconded this motion, and it was unanimously approved by the Board.

FINANCIAL - The Board reviewed the September 30, 2022,Delinquency Report. There are no delinquent accounts to be discussed.

The Board reviewed the October 2022 Balance Sheet and Income and Expense Report. Jim Bouras informed the Board that Ashley Park is in good and stable financial condition.

2023 ESTIMATED OPERATING BUDGET REVIEW FOR APPROVAL – The Board Members reviewed and discussed the 2023 Estimated Operating Budget (Worksheet A and Worksheet B) prepared by management.

Mr. Wasylowsky made a motion to approve a 3% increase for the CMC Landscape Maintenance Contract in 2023 due to increased labor costs, fuel costs, and insurance premiums. Mr. Lindblom seconded this motion, and it was unanimously approved by the Board.

Mr. Lindblom made a motion to approve the 2023 Estimated Operating Budget as presented in Option B with total expenses of $166,156 and a quarterly assessment of $145.75 ($8.50 per quarter increase over 2022). Mr. Wasylowsky seconded this motion, and it was unanimously approved by the Board.

MANAGEMENT

PROPERTY INSPECTION REPORT – Nothing to discuss.

RENTAL INFORMATION – Nothing to discuss.

WEBSITE Nothing to discuss.

CAPITAL IMPROVEMENT COMMITTEE

ENTRANCE SIGNS REFURBISH DISCUSSION – The Board Members discussed landscaping, lighting, and different plant bed fill types: Black Riverstone, Black Glass Stones, Crushed Fire Glass for the entrance signs. No decision was made. The Board will return to this discussion at the next Board Meeting.

OLD BUSINESS AND NEW BUSINESS

BAY WINDS RECLAIMED WATER DISCUSSION – The nextBay Winds Board meeting will be on November 16th, 2022, at 7 pm.

Mr. Lindblom made a motion to adjourn the Board Meeting at 7:46 pm. The motion was seconded and unanimously approved by the Board.
