BOARD MEETING MINUTES
OCTOBER 11, 2017
Board Members Present: Vince Maida, Daniel Lindblom, Diane Esola
Board Members Absent: Jason Salmon
Also Present: Paul Valyo, Community Management & Construction, Inc.
President Vince Maida stated there is a quorum of Board Members present and opened the October 11, 2017 Board Meeting at 7:00 pm.
MINUTES – The Board reviewed the Minutes from the August 23, 2017 Board Meeting. Mr. Lindblom made a motion to approve the Minutes from the August 23, 2017 Board Meeting as written. Mrs. Esola seconded this motion and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed the August 16, 2017 Delinquency Report. Several delinquent accounts were discussed.
#16 – The Board agreed to postpone making a decision regarding this delinquent account until after the holiday season.
# 25 – Payments are being received from the bankruptcy court.
# 212 – Homeowner is making payments.
#225 – Homeowner is making payments.
The Board then reviewed the September 2017 Balance Sheet and Income and Expense Report. Mr. Valyo stated the Association is in good and stable financial condition.
Mr. Valyo presented the 2018 Estimated Operating Budget for the Board’s review. The Board Members reviewed and discussed each budget line item in the operating budget and agreed to increase the Budget and assessment by $1.00 per month ($3.00 per quarter) to each homeowner.
Mr. Lindblom made a motion to approve the 2018 Estimated Operating Budget of $126,540 with $111.00 per quarter association assessments. Mrs. Esola seconded this motion and it was unanimously approved by the Board.
MANAGEMENT
ENTRANCE SIGN PAINTING – The Board Members discussed the entrance sign paint colors. Mr. Lindblom made a motion to approve a grey color a bit darker than Sherwin Williams “Paver Stone” paint color for the trim and “Colonnade Gray” paint color for the wall. Mrs. Esola seconded this motion and it was unanimously approved by the Board.
Mr. Lindblom made a motion to approve the All Bright Painting proposal for $850.00 for the Ashley Park entrance sign painting. Mrs. Esola seconded this motion and it was unanimously approved by the Board.
DAVID WRIGHT (22640 SEA BASS DRIVE) VEHICLES WITH DEALERS PLATES – Mr. Valyo informed the Board that the association attorney has been contacted regarding this matter.
22574 GROUPER COURT – COCONUT PALMS PLANTED IN COUNTY SWALE – Mr. Valyo informed the Board that the Coconut Palms planted in the county swale are still there and have not been removed as instructed. The Board Members discussed this matter. Management will call Palm Beach County Code Enforcement and report the Coconut Palms planted in the county swale/road right-of-way.
OLD BUSINESS AND NEW BUSINESS – Mrs. Enea from 22544 Swordfish Drive and Mr. Maso from 22533 Sea Bass Drive both individually addressed the Board regarding the new policy implemented by the Board requiring annual background checks as part of the annual rental renewal and costs associated with that. Mrs. Esola addressed the Board on behalf of Rental Committee Member Mary Smith regarding the $125 fee that tenants are required to pay at the time of the submittal of a renewal application. The Board Members discussed this matter and agreed to review this new annual rental renewal policy again at the next Board Meeting. The Board Members agreed to place a hold on fines (if any) for Mrs. Enea and Mr. Maso for the next 30 days. The Board Members agreed to continue charging $125.00 for the renewal application at this time
It was reported to the Board that Tuna Place and Swordfish Drive street sign is leaning.
Mr. Lindblom made a motion to adjourn the Board Meeting at 8:04 pm. The motion was seconded by Mr. Maida and unanimously approved by the Board.
