BOARD MEETING MINUTES
AUGUST 14, 2019
Board Members Present: Daniel Lindblom, Michael McKay, Diane Esola, Stacy Puleo & Jeff Wasylowsky
Board Members Absent: None
Also Present: Paul Valyo, Community Management & Construction, Inc.
Daniel Lindblom stated there is a quorum of Board Members present and opened the August 14, 2019 Board Meeting at 7:00 pm.
MINUTES – The Board reviewed the Minutes from the June 12, 2019 Board Meeting. Mr. Lindblom made a motion to approve the Minutes from the June 12, 2019 Board Meeting as written. Mrs. Puleo seconded this motion and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed the August 5, 2019 Delinquency Report. Several delinquent accounts were discussed.
Maldonado – This account will be monitored.
Hyppolite – Property is in mortgage foreclosure. The homeowner filed for bankruptcy. There is nothing the association can do on this account at this time. The majority of the delinquent amount is maintenance violation fines. Foreclosure was scheduled for August 7, 2019. Mr. Valyo will check the outcome.
Edwards – Claim of lien prepared to be recorded.
Grant – Mortgage foreclosure has been scheduled for September 5, 2019
The Board reviewed the July 2019 Balance Sheet and Income and Expense Report. Mr. Valyo informed the Board of the total amounts in the Operating Account, the Excess Operating Account, the Capital Improvement Account and the Reserve Account. Mr. Valyo also stated that expenses are under budget through the month of July 2019. Mr. Valyo then stated the Association is in good and stable financial condition.
MANAGEMENT
VINCE MAIDA PARK SOUTH FENCE REPAIR – COMPLETE – The chain link fence repair has been completed.
LEASE INFORMATION UPDATE – Nothing new to discuss.
CAPITAL IMPROVEMENT COMMITTEE – Robert Wagner, Brian McGuinn and Irina Marcarelli presented a proposal for the installation of a concrete walking trail in Vince Maida Park. The Board Members discussed irrigation requirements in the park and a water and electrical source for irrigation of new trees proposed to be installed in the park in the future.
The Board Members also discussed permitting of all the prosed modifications/installations at Vince Maida Park through the Palm Beach County Building Department. The Board Members agreed to approve Rocky Crete Contracting Services proposal for the installation of the concrete walking trail.
Mrs. Esola made a motion to approve the proposal presented for a 5 foot wide concrete walkway (approximately 6,500 sq. ft.) at Vince Maida Park for the sum of $33,000 and to approve up to $500 as a permit running fee to Rocky Crete to obtain a Palm Beach County Building Department permit for the concrete sidewalk. Mr. Lindblom seconded this motion and it was unanimously approved by the board.
WEBSITE – Nothing new to discuss.
OLD BUSINESS AND NEW BUSINESS – Mr. McKay made a motion to approve installation of an aluminum fence with a “wood shadow box style” look with horizontal and vertical framing visible on the outside of the fence to be painted in a matching color at 22581 Sawfish Terrace. Mrs. Esola seconded this motion and it was unanimously approved by the Board.
Mrs. Esola made a motion to adjourn the Board Meeting at 8:04 pm. The motion was seconded by Mr. Wasylowsky and unanimously approved by the Board.
