BOARD MEETING MINUTES
MARCH 9, 2022
Board Members Present: Daniel Lindblom, Brian McGuinn, Jeff Wasylowsky, Stacy Puleo and Yulia Balyberdina
Board Members Absent: None
Also Present: Jim Bouras, Community Management & Construction, Inc.
Daniel Lindblom stated there is a quorum of Board Members present via audio conference call and opened the March 9, 2022, Virtual Board Meeting at 7:00 pm. There were (6) six homeowners present.
MINUTES – The Board reviewed the Minutes from the February 9, 2022, Annual and Board Meetings.
Mrs. Puleo made a motion to approve the Minutes from the February 9, 2022, Annual and Board Meetings as written. Mr. Wasylowsky seconded this motion, and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed the March 4, 2022 Delinquency Report.
#212 – Majority of the delinquent amount is a maintenance violation fine.
The Board reviewed the February 2022 Balance Sheet and Income and Expense Report. Mr. Bouras informed the Board that Ashley Park is in good and stable financial condition.
MANAGEMENT
ENTRANCE SIGN LIGHT REPAIR STATUS – Mr. Bouras informed the Board that it was reported to management that one of the spotlights shining on the entrance sign was out. A new spotlight was ordered and it’s now operational.
PROPERTY INSPECTION REPORT – Nothing new to discuss.
RENTAL INFORMATION – Nothing to discuss.
WEBSITE – Nothing to discuss.
CAPITAL IMPROVEMENT COMMITTEE – Brian and Anna McGuinn presented for the Board review several options for the entrance monument sign refurbishing or replacing. The Board Members reviewed and discussed the presented monument sign designs and proposals. The Board will continue this discussion at the next Board meeting.
OLD BUSINESS AND NEW BUSINESS
BAY WINDS APPROVED CAMERAS ON PALMETTO PK RD AND GLADES RD – Mr. Lindblom informed the Board that dummy security cameras were approved by the Bay Winds Board and installed on Palmetto Park Road and Glades Road in attempt to prevent the continuous sod damage in the swale area.
Someone graffitied the playground equipment, table, and benches in Vince Maida Park. Mrs. Balyberdina suggested installation dummy cameras in the Ashley Park also as a deterrent of future vandalism. The Board Members discussed this matter. Management will attempt to clean/remove the graffiti from the playground equipment, picnic table and benches. It was also suggested to increase the police presence at the playground area to monitor it and possibly catch the person vandalizing the equipment in the park.
Mrs. Puleo addressed the Board regarding a possibility of having Board meetings every other month instead of every month. The Board Members discussed this matter and agreed to continue with the monthly meetings.
Amanda Whittaker-Lee addressed the Board regarding a Social Committee to plan events for the community and using the community park for events like Easter Egg Hunt or Halloween Parade. The Board Members supported the Social Committee and future community events idea and discussed the potential liability issues. The Board will continue this discussion at the next meeting.
Mrs. Puleo made a motion to adjourn the Board Meeting at 7:48 pm. The motion was seconded by Mr. Lindblom and unanimously approved by the Board.
