BOARD MEETING MINUTES
SEPTEMBER 9, 2020
Board Members Present: Daniel Lindblom, Jeff Wasylowsky, Stacy Puleo and Brian McGuinn
Board Members Absent: Diane Esola
Also Present: Paul Valyo and Jim Bouras, Community Management & Construction, Inc.
Daniel Lindblom stated there is a quorum of Board Members present via audio conference call and opened the September 9, 2020 Virtual Board Meeting at 7:00 pm.
MINUTES – The Board reviewed the Minutes from the August 12, 2020 Board Meeting. Mr. McGuinn made a motion to approve the Minutes from the August 12, 2020 Board Meeting as written. Mr. Wasylowsky seconded this motion and it was unanimously approved by the Board.
FINANCIAL - The Board reviewed the September 1, 2020 Delinquency Report. One delinquent account was discussed.
#85 – Mr. Lindblom made a motion to approve sending the homeowner a copy of the association foreclosure lawsuit in an attempt to collect the delinquency. Mr. Wasylowsky seconded this motion and it was unanimously approved by the Board.
The Board then reviewed the August 2020 Balance Sheet and Income and Expense Report. Mr. Valyo stated the Association is in good and stable financial condition with expenses currently under budget.
MANAGEMENT
LEASE INFORMATION UPDATE – Nothing new to discuss.
WEBSITE – Nothing new to discuss.
CAPITAL IMPROVEMENT COMMITTEE REPORT – The Board Members discussed the Capital Reserve account and future expenditures: playground replacement, entrance signage, and tennis and basketball court resurfacing. The Board Members agreed to obtain estimates for the playground equipment replacement, review them and make a decision regarding the playground equipment replacement based on its cost and availability of funds.
OLD BUSINESS AND NEW BUSINESS
Mr. Lindblom informed the Board about a fishing tournament scheduled on November 14th for the Ashley Park, Boca Winds and Boca Falls homeowners. The Board Members discussed this matter. It was suggested to add a fishing license requirement to the Fishing Tournament event announcement.
COCONUT PALM AT 22532 SEA BASS DR – Association attorney sent a letter to the homeowner. Nothing new to discuss.
An Ashley Park homeowner addressed the Board regarding the condition of the playground. Mr. Lindblom responded the playground equipment replacement will be very expensive but the Board will be obtaining and reviewing estimates for the playground replacement and will factor these quotes with some of the maintenance expenses that will be coming-up in the near future: tennis court and basketball court resurfacing, etc. The Board is also planning to mail a survey to the homeowners to see if they would agree to a special assessment in order to install a new playground.
Mr. Lindblom made a motion to adjourn the Board Meeting at 7:25 pm. The motion was seconded by Mr. Wasylowsky and unanimously approved by the Board.
